More is more—that’s what homebuyers’ wish lists are saying to builders today. Desired features are expansions and iterations of loggias, carriage houses, media rooms, his-and-her closets, 12-foot-plus ceilings on the main level and materials such as steel. Windows and doors are getting bigger while the size of mulls that attach them are decreasing to allow more light, says builder Dietrich Logan of Logan Design Group (logandesigngroup.com). “People are starting to enjoy some of the limitlessness you can get with steel,” he says. “If you want that 20 x 40 opening, a whole wall of windows, we can get it out of steel.” Additionally, owners are making decisions based on what they want and are less concerned about preparing the home for the next buyer, says David Michelson, a partner with Alair Homes Decatur (alairhomes.com) and president of NARI (National Association of the Remodeling Industry) Atlanta. Carriage houses top the list, Michelson says, because it offers space for friends and extended family. Even so, homeowners must be willing to wait and possibly pay more. Windows are taking 16 to 20 weeks to arrive, compared to four to six weeks previously. Prices are good “for a few weeks and sometimes only days,” he says.
