A Fresh Start

A few years ago, when Atlanta-based Portman purchased the four-acre lot at the corner of Spring and 10th Street where the H.M. Patterson and Sons Spring Hill funeral home long stood, much was made of the fact that the developer planned to build a mixed-use development around the landmark building. Now, with the project well on its way to completion, Atlantans will soon have the opportunity to experience the redeveloped site.

Named Spring Quarter, the development includes 1020 Spring, a Class-A office tower which broke ground last year, and Sora, a 30-story luxury residential high-rise whose amenities include a sky lounge and Atlanta’s first residential infrared sauna. With its first units scheduled to be delivered this fall, Sora will also boast 11,000 square feet of ground-floor retail, which Dotan Zuckerman, Head of Retail and Activation for Portman, says will be specifically curated for the area. “As an Atlanta-based company, we understand what will fit best into Midtown’s fabric, so we’re engaging unique, true-to-Atlanta concepts to create an authentic community destination.” To date, Portman has announced local fitness brand Pepper Boxing as the first retail tenant.

Regarding the 1928 Philip Shutze-designed mortuary and its adjacent gardens, both will play high-profile roles in the overall development, according to Zuckerman, whose team has finalized a deal with a food and beverage tenant that will fully occupy the building. “The Patterson is the centerpiece of the project and is one of the most unique retail opportunities in the region. We have respectfully kept this historical gem and developed modern office and residential skyscrapers around it, which isn’t something you see every day.”
