At $12.865M, Metro Atlanta sees its largest on-market residential sale in the last three years

A 12-acre Buckhead property with a 14,000-square-foot estate shocks the real estate market with a multi-million dollar sell

In what has been described as Metro Atlanta’s largest on-market residential transaction in the last three years, the recent sale of 3490 Riverly Road for $12.865M is one for the record books.

Listed and sold by Shanna Smith of Dorsey Alston Realtors, the sprawling Buckhead estate had been on the market for over a year prior to her involvement. When Smith got the listing in late summer of 2023, the luxury specialist launched a robust marketing campaign that quickly generated multiple offers.

“Our strategy for this one-of-a-kind estate was to market the entire 12-plus-acre property, which showcases an impressive 14,000-square-foot main house, carriage house, horse barn with three stalls, and riding trails to discerning buyers looking for an exclusive, private estate,” says Smith.

To attract buyers uninterested in equine amenities, she simultaneously marketed the main house on 6-plus acres without the horse property component. In the end, the entire estate was sold.

Overall, Smith says that Atlanta’s luxury market is thriving. “The affordability of luxury properties in Atlanta, compared to other markets such as New York, California, and Florida, continues to attract a strong demand. This is why we see such a robust market for luxury properties in Metro Atlanta.”
