Charming curb appeal, Mackintosh-inspired details, and shapely interiors define this thoughtfully designed home that balances modern living with historic influence

Twelve-foot ceilings and a retractable wall of glass windows greet those who enter the hilltop home, bathing them in sunlight. “I always let the architecture dictate and I knew my design needed to revolve around bringing the outdoors inside,” says designer Patricia McLean, who also served as this year’s honorary showhouse chair. Her first stop was Kravet fabrics, where she honed in on Lee Jofa’s iconic century-old Hollyhock pattern, a floral handblock print recently reintroduced in fresh colorations. From there, McLean selected a garden of verdant accents, from a punchy, patterned lampshade and green-striped table skirt in the foyer, to the living room’s lush sofa and scalloped silk valance—inspired by the valance on the porch at The Inn at Little Washington. Working with such a spacious scale and formidable hearth can be challenging, but McLean mastered the task by anchoring the lounge with a 12-by-16 Oushak rug centered under the large Italian fragment chandelier for a sense of order. A bone-inlay coffee table is a bright, contemporary counterpoint to the many antiques rich with stories, such as the French barometer purchased from the Marché aux Puces in Paris. “All of the furniture needed to hold hands, so to speak.” Above the mantel, she composed a striking vignette with a magnificent mirror, sconces, prints, books, and antique andirons. Meanwhile, in another corner, a gallery of pastoral paintings, a sky blue Danish commode, and chartreuse glass lamps with pom-pom-fringed lampshades enhance the room’s welcoming character and whimsy (“I called it my Instagram moment.”) Overall, the measured ratio between formality and romance aligns with the home’s British-influenced Art Nouveau architecture: a vernacular known for its focus on craftsmanship and the integration of art into daily life. —Colleen McNally Arnett

Bold Restraint

Staggering scale and tonal simplicity shape the dining room by Jamie Kirkman of Jamie Kirkman Interiors. The focal point here is the massive 7-by-7 bull painting placed above the linear sideboard. “Its commanding presence set the tone for a space that’s both bold and serene,” says Kirkman. From there, the designer chose a neutral backdrop with warm wood tones to let the art breathe while creating a cohesive, sophisticated space. The dining chairs, for example, are covered in a geometric fabric that brings personality and visual interest to the room without competing with the dramatic artwork. “The pattern adds movement and dimension while maintaining the room’s elegant restraint,” says Kirkman, who designed a room that worked for both everyday casual living and special occasions. “The dining room is often reserved for formal gatherings, but we wanted to design something that feels equally comfortable for a Tuesday-night dinner as for holiday entertaining,” says Kirkman. “Our goal was to balance approachability with sophistication by blending the drama of the art pieces with the softness of the textured fabrics and warmth of the wood furniture.” —Nicole Letts

Sophisticated Stone

​​Valerie Garrett approached the kitchen, scullery, and powder room with a cohesive vision she describes as elegant, modern, classic, and inviting. Stone served as her starting point in each space—Barcelona quartzite in the kitchen, smoke soapstone in the scullery, and blue crystalla quartzite in the powder bath. “Everything that follows should support that stone and not fight or detract from it,” says Garrett. To-the-ceiling cabinetry features carefully chosen colors like a warm gray on the kitchen perimeter, medium gray on the island, and a subtle green in the scullery to help the stone shine while creating a warm, neutral foundation. Says cabinetry designer Ryan DeCesaro of Morgan Creek Cabinetry, “Pantries and sculleries are a balance of form and function. We wanted to give ample storage, but without overwhelming the space. We viewed the scullery as an extension of the kitchen, although we changed the finishes and details so it would be viewed as an additional workspace of the kitchen.” Drawing inspiration from the home’s Art Nouveau influences, Garrett incorporated curved diamond shapes in the glass cabinetry doors reminiscent of the era’s stained glass, and added a reeded ceiling detail adapted from dark paneling she uncovered during her research. The limestone range hood is an impressive focal point due to its fluted details, balancing the kitchen’s linear elements. Similarly, the island features curved side cutouts instead of traditional legs. Every corner of the room is filled with thoughtful details. In the kitchen, Garrett tucks unique, functional details into the counters, such as a hidden charging station. In the scullery, she elevates brass shelving by pairing it with soapstone shelves instead of glass, creating depth and visual weight. In the nearby powder bath, a backlit blue quartzite stone is a shimmering, jewel-like moment. —Nicole Letts

Drawing inspiration from European travels, Anna King of Anna King & Co. developed a covered porch and corresponding pool area that evokes serenity amid the city. Here, timeless elegance meets durable design. “We wanted this outdoor room to feel just as considered and livable as any interior space,” says King. The designer layered natural textures in neutral tones, such as faux-fur throws, shearling pillows, and a raw-edge concrete table and console to create interest despite the monochromatic palette. King then layered in one-of-a-kind antiques, including vintage mirrors, a brass candelabra, and a vintage tea cart, bringing collected character and personal touches to the space. “These pieces aren’t just beautiful—they’re built to last through our unpredictable weather,” says King, who chose iron furnishings and outdoor-rated materials that can withstand dramatic temperature swings. “Outdoor spaces are often treated as afterthoughts, but we wanted to design something that feels equally inviting for a quiet morning coffee as for holiday gatherings by the fire,” says King. “Our goal was to balance sophistication with livability—everything you see here is what I would put in my personal home.” Custom touches such as fireplace tools and andirons crafted by local artisan Trey Miller of Southern Andiron & Tool Co. echo details from the front door, creating impressive cohesion. —Nicole Letts

For a dose of inspiration, designer Hope Austin didn’t have to search far or wide. “I pictured myself and family here—a family with kids and dogs, a family that likes to spend a lot of time outside,” she says. (“Although my mudroom at home never looks this tidy!”) To ensure a balance of function and fashion, Austin stylized the mudroom’s floor-to-ceiling cabinetry, designed by Dove Studio Design & Cabinetry, with hanging jackets and bags, baskets filled with bonfire supplies and dog toys, and drawers tucked below a cozy window seat—the ideal spot for lingering with a book between loads of laundry. “I wanted it to feel more like a little retreat than a chore. It’s soft and inviting, with just a touch of femininity.” Case in point: the cafe curtain, which subtly filters natural light and provides just enough privacy. Steps away in the laundry room, Austin sourced a woven rug with serene, natural colors that echo the sage green cabinetry and sand-like tile floors, adding a sense of coastal calm. —Colleen McNally Arnett

In the cozy primary bedroom, designer Kristan Moore didn’t shy away from soft on soft textures, encasing the space like a gentle hug. “I design for a feeling, and when you walk into that room, I want you to feel like you don’t want to leave,” says Moore. A vintage Oushak rug is layered upon wall-to-wall sisal, complementing the covered grasscloth ceiling—her trick to making a neutral-heavy palette feel anything but basic. The mohair headboard rests in front of pleated drapery, hung from one continuous brass rail that wraps the room’s perimeter and several double-height windows. For a pop of color, a plush fringe sofa is wrapped in moody blue velvet and sits at the foot of the bed, encouraging feelings of comfort and ease for indulgent, all-day lounging. Abstract artworks advance the ambient scene, while a motif of mirrors—from the grand Louis Philippe antique on the dresser to the hazy, tarnished piece in the vestibule, to the sunburst and small frames on the wall—reflects the abundant natural light. Instead of counting sheep, one could simply count the 20 candelabras on the soaring chandelier. By the wraparound corner windows, a curved-leg writing desk and antique French highback chair—reupholstered to match the sofa—sit at the ready to journal one’s dreams after a good night’s sleep. —Colleen McNally Arnett

Pelar Fullilove’s recent experiences designing homes for a client roster of professional women shaped the way she approached the primary bathroom and closet. “I began by thinking about how women live and how much we crave spaces that let us slow down and feel at ease,” says the designer. “My intention was to create a sanctuary that feels inviting, peaceful, and the safe haven she’ll never want to leave.” Building upon the bathroom’s strong surfaces specified by Valerie Garrett Interiors—like custom floor tiles from Renaissance Tile & Bath, blue-hued Calacatta Perla marble countertops, sculptural freestanding tub, and gleaming brass fixtures—Fullilove juxtaposed a supple, tented-fabric ceiling and complementary window drapes for a chic, feminine edge. “The pleated drapes that hug the contemporary chandelier add elegance to the space and create a focal point that lifts your spirit, like a quiet little luxury you notice every morning,” shares Fullilove. The design of the stone sink is mimicked in the architectural detail of the tub wall and curved details on the cabinets by Morgan Creek Cabinetry. The elevated mood extends into the stylish closet, where custom Italian walnut cabinets by R. Raffine Design Studio strike a harmonious balance between practical and aesthetic. “The cabinets were complemented by the semiprecious white crystal countertop with a double-stacked profile edge, combined with an ogee and eased edge,” adds Garrett. In tandem, Fullilove found the closet’s perfect pièce de résistance: an epic, three-tiered chandelier made of nickel and hand-cut strips of leather. —Colleen McNally Arnett

Emily Dunn transformed the stair hall and landings into a sculptural experience driven by the dramatic architecture itself. Working with sweeping windows and a 35-foot wall, Dunn softened the space with floor-to-ceiling textured sheer panels, allowing light and shadow to animate the room’s soaring height. The standout elements are unquestionably the works of artist Ran Adler, sourced entirely from nature. The Silk Floss Thorn Installation is formed from rare Bolivian tree thorns that imitate the motion of a bird swarm. The Nature’s Mahogany Pod Tapestry, made from pods that drop once yearly before being handsewn with hemp rope, is a deeply textural piece. “These works bring a sense of awe and curiosity,” explains Dunn. “They invite visitors to slow down and notice the shadows, the shapes, and the natural materials, and to see the staircase not just as circulation but as an experience.” Antique rugs bring warmth, color, and connection to the various landings, while Adler’s work sets the tone for palette, materials, and sculptural details throughout. The vertical space allowed Dunn to create what she describes as a layered journey, taking advantage of the opportunity to integrate art on multiple levels. “It let me express what I love most as a designer: creating spaces that feel alive, soulful, and grounded in natural beauty.” —Nicole Letts

At first glance, the dramatic canopy bed or antique French bibliotheque may appear to be the starring role in the bedroom. Still, a closer look unveils a different leading lady: beloved Atlanta socialite and patron of the arts, Virginia Crawford. Drawing from the bed of her former estate, designer Randy Korando imagined a modern-day boudoir that is as much a history lesson and heartfelt ode as it is a restful sanctuary. For bedding worthy of such a statement piece, Korando reached for the crème de la crème: Atlanta-based Lacefield Designs. “Founded by Beth Lacefield in 1996, all textiles are made in the USA and feature the detailed artisanship of Lacefield’s design team,” he says. “It all showcases my design philosophy of mixing old and new to create a restful and elegant sanctuary, allowing any guest to feel at home.” Opposite the bed, Korando applied his signature green thumb to a stunning display of potted white orchids and ferns. To complete the vision, Korando carefully selected centuries-old furniture and artworks, including a collection of late-1900s ghost autographs—Rorschach-like signatures produced from fountain pens filled thickly with inkblots—alongside transitional lighting and nightstands. In the en suite bathroom, Korando further leveraged the architecture to his advantage by mounting framed film negatives from the 1800s. “Just like the large multi-aperture frame I hung over the window in the bedroom, the antique negatives obscure the view of the many rooftops visible through the windows without totally blocking out all the light.” —Colleen McNally Arnett

Feminine elegance meets tranquil sophistication in the upstairs guest bedroom by Cathy Rhodes. The designer began with a custom-colored fern pattern drapery fabric and a vision for a lilac-hued retreat that would feel both chic and restful. Rhodes then built the room around bespoke textiles in custom colorways to achieve precisely the palette she envisioned for the drapery, bench, stools, and bathroom wallpaper. “It allows us to get exactly the colors we want in a room and makes it special and one of a kind,” says Rhodes. In the en suite, Rhodes mimics the geometric floor tile in the diamante wallcovering. Personal inspiration behind the space helped Rhodes shape every design decision. She imagined creating a guest bedroom that her grown daughters would be excited to return to when visiting from New York City. Inspired to create a modern take on a 1920s lounge, June Chamberlain sought to pair 2025 concepts with roaring twenties elements. Think polished furniture, rich fabrics, and feather accents. “The aim of Art Deco was to emphasize the elegance of the basic form and the value of the materials in the simplest possible way,” she says. “The high-gloss ceiling, burled chests, and so much more nod to the era’s taste for luxury and exoticism. We wanted to create a layered, moody space that had both masculine and feminine elements, drawing people to gather and take it all in.” Standout elements, such as the Hope Fassett art and the feather lamps, are conversation starters. “We love how feathers were used in fashion during the Deco period, and feather motifs were used in lighting and furniture,” explains Chamberlain. Antique accessories and furniture dot the room, channeling a homeowner’s lifelong collection, and cementing the room as one of Chamberlain’s most memorable. “This is probably my favorite room I have designed.” —Nicole Letts

The bedroom, bathroom, hallway, and upstairs laundry room design encapsulates Huff Harrington’s signature approach. The team is known for mixing antiques with contemporary art while introducing unexpected elements and layering complementary fabrics to create depth and visual interest. This sensibility begins in the hallway, where antiques such as a gilt mirror, framed taxidermy, and European oil paintings are combined with abstract art against a striped wall, framing the entrance to the upstairs laundry room by Dove Studio Design & Cabinetry and leading to the team’s guest bedroom. For designer Trudy Stump, the rooms exemplify what makes design meaningful. “Creating a space that blends all of our design mantras is always special,” she says. The designer began with a foundational vision to create a room that everyone could imagine in their own home. Double beds dressed in a striped fabric lean into the collected, sophisticated approach, but the room’s star is undoubtedly the curvy French settee, a discovery that Stump knew would be special. “From the moment we spotted it in the South of France, we knew it would make the perfect addition to any room; it just needed to be brought back to life,” says Stump. The team surrounded it with framed modern art and set it against high-gloss walls. One can almost imagine it as the ideal spot for perusing a magazine or reading a novel. —Nicole Letts

Whether scheming a boutique hotel or a private residence, designer Jessica Whitley aims for approachable luxury. “I love creating spaces where work and life intersect beautifully.” So, designing the home office was a natural fit for her. From the start, she pictured a flex room for different stages of life, whether for a parent finding a zen moment between Zoom calls and wrapping holiday gifts, or a peaceful empty nester rediscovering creative passions. For a well-layered feel, she curated personal effects—her own artwork, a vintage Louis Vuitton trunk, and sentimental tributes to her grandmother who was a designer in the 1970s—alongside a shaggy rug, fringed swivel chairs, and a playful mah-jongg table. Around the desk, a collection of vintage benches and ottomans underscores the space’s versatility, while the bathroom’s asymmetrical tiles are reminiscent of movement through life’s cycles. “It’s not about perfection; it’s about presence—the simple beauty of feeling at home.” —Colleen McNally Arnett

Shaken, Not Stirred

Throughout her design process, Kim Regas consulted a cinematic muse: Bond, James Bond. “We looked to capture the sultry mystique of 007,” she says, citing the room’s sexy curves, rich metallics, and sapphire hues. “I wanted to promote a sense of comfort while leveling up the surroundings, so that everyone who enters will first be wowed, then want to stay awhile and relax.” To encourage leisure that’s more exciting than boring, Regas stocked the bar by Morgan Creek Cabinetry and staged a one-of-a-kind billiards table opposite an intimate lounge. Mushroom-shaped stools, an amethyst-like chandelier, and the expansive, gemstone-esque painting by artist Emily Gwen (aka Regas’ daughter) enhance the mystique. “Set against a backdrop of dark velvet, the [painting’s] textured encaustic topcoat brings luminous depth and theatrics, succeeding in evoking awe and peace at the same time.” Adding to the drama is the high craftsmanship of the cabinetry, island, and bar, outfitted with graceful curves, backlighting, brass posts, and bracket details for elegance without being fussy. “We chose not to add a crown to the cabinets, but rather bring them just short of the ceiling, creating a nice shadow line but without being too forceful,” explains cabinetry designer Ryan DeCesaro. Altogether, no detail was unconsidered, down to the custom rugs and the Bond-inspired gin from the Distillery of Modern Art. All that’s missing is the ice-cold martini. —Colleen McNally Arnett

Golf Simulator, Lisa Brown, Pure Design House, with Southern Simulator

With custom millwork and layered textures, Lisa Brown reimagined what a golf simulator room could be. The designer, whose firm specializes in end-to-end projects, approached the space to create a room that balances masculine and feminine elements while proving that terrace spaces can be more than forgotten hideaways. “I wanted this one to feature and highlight the feminine side of a [simulator] space, bringing in this punch of color and a little bit of drama,” says Brown. The custom millwork showcases Brown’s attention to detail. There’s an 8-foot banquette with integrated side tables featuring a built-in humidor in the top drawer and a bar setup below, a computer cabinet with modern reeded doors that provide ventilation, and wall-mounted golf bag racks that eliminate floor clutter. A hand-cast ceramic butterfly installation above the banquette adds feminine grace while subtly referencing the motion and flight central to golf. The room’s other art installation is a series of framed photographs of the world’s top nine par-three holes, serving as a source of inspiration for players who want to test their skills on one of 20,000 golf courses available to play on the simulator. —Nicole Letts

An elevated property in a family-friendly enclave of Historic Brookhaven sets the stage for this year’s Home for the Holidays Showhouse, where architect Linda MacArthur channeled the work of the late-1800s Scottish architectural luminary Charles Mackintosh as her muse. “I have always been a big fan of Mackintosh since learning of his work, which straddles both a clean and somewhat severe aesthetic, but also with an understanding of organic forms,” she shares. “One of his most famous houses is Hill House, and with the showhouse sitting up high on a hill overlooking the street and beyond, it seemed the perfect inspiration.” Built by the experts at Livingston Fine Homes, MacArthur’s vision came to life across 7,500 square feet, with five bedrooms and six-and-a-half bathrooms—maximizing the lot’s tight boundaries without overwhelming the property. “The ability to have so many windows and the privacy of being situated on a hill allowed us to go almost floor to ceiling everywhere with glass,” she adds. “It was important to us, with the footprint that we were working with, to really give the feeling of the exterior becoming a piece of the interior,” said Nick Masciantonio, project manager for Livingston Fine Homes. That includes a three-story stair hall, several wraparound corner windows in bedrooms, and the great room’s retractable doors opening up to the pool, covered porch, outdoor fireplace, and manicured landscape designed by Land Plus. Furthering the connection to the outdoors are the home’s durable French oak floors, elegant stone accents, and sophisticated cabinetry, specified by interior designer Valerie Garret and built to last. Through meticulous planning and ongoing creative collaboration, the result is a modern-classic home that, says Garrett, “feels both intimate yet spacious.” —Colleen Arnett McNally
