Luxury, lifestyle and legacy are wrapped into the new Frederica Estates on St. Simons Island. The sales of 21 private lakefront estates on 425 acres of interconnected lakes come with exclusive club memberships. The lots, owned by Sea Island Company, are within the Frederica community and will be an elite gated community inside a gated community, says COREY MCBRIDE, director of sales for IMI WORLDWIDE PROPERTIES.

Ranging from 8 acres to more than 40 acres, the initial release of 12 lots are from mid $2 million to about $8.5 million. A 32-acre lot has sold for $10 million, he says. The million-dollar incentive package, he says, gives buyers an “in” to Frederica Golf Club with a vertical family membership and Sea Island Club with a multigenerational membership. “This is an offering that they probably have never seen before,” says McBride.

The lot sizes can accommodate main, guest and secondary houses and customized outdoor experiences. Suggested design concepts include boathouses (the lots offer 400 feet to 1,700 feet of frontage on the freshwater lake), tennis and pickleball courts, formal gardens, horse stables, walking trails and practice golf holes.
